You might save some money, but at what cost? You might be tying yourself to an awful tenant. Just because they might pay rent on time, doesn’t make them a good tenant. They could call you everyday to complain about menial problems, etc. I wouldn’t want to tie myself to a tenant for more than one year. My leases renew as month to month after the first year.

I understand that with a 50+ year lease, a tenant can file homestead in Florida. If I give my tenants this kind of lease, can I require them to apply for homestead as a condition of the lease? Are there any ramifacations to the eviction process for non payment of rent? Would this kind of lease have to be recorded and if so, what action would need to be taken if a default occured? Yes, I’m trying to get out of paying some taxes - just don’t know what the pit falls would be. thanks
