you like to assign your contracts and be quickly out of the picture? To assign your contract…do you advertise owner finance, rent-to-own, etc. to find an assignee?
Just curious about your method.

I just put a contract on a house today. I want to flip to a new homeowner, and I am considering cleaning the place up and doing minor fixups before I show it. Has anyone ever done this? what do you all think?

I can’t tell you how many times I cleaned up a place and mowed the lawn, only to have the thing not close. But I was a beginner and the reasons for not closing were usually my own.

Whenever I flip properties today, I nearly always get the thing cleaned up before anyone gets to take a peek at it. Most people simply lack the vision it requires to see an “oh yuck” house as something they’d be able to square away on their own.

Today I tie them up, fix them up, and flip them, usually without ever having to close on my own. Occupied properties are another thing . . .
