Quit doing shotgun marketing. Pick a couple of subdivisions where you wish to buy houses and market to those subdivisions only. Fliers and signs.

I am wanting to start doing subject to deals but I’m having a hard time finding good leads. I get all of the junkers & rehabs that I want , but its the prettier houses that I can’t seem to find. Here is what I am doing : sending out post cards to those names that are in the paper in the legals for foreclosure notices & divorces, & I am distributing I BUY HOUSES fliers , & I am putting the ads in the newspapers, but I seem to have trouble finding these kinds of deals to do. Any suggestions, please help

As top says, start target marketing. “I buy houses” may have a connotation of deep discount required. When you are buying the pretty house it is propbably newer and less equity. Things like " low equity okay" or “will lease” may work better than just I buy. Send those post cards to the fsbos with verbage how you can solve their problem.
