How are you going to start your note business with no experience? In my opinion, the first thing you should invest is your knowledge…I learnt that the hard way.
I would recommend you to purchase a Financial Calculator (TI-BA 35 or similar), it costs around 30 bucks. Then read the free article from Lonnie Scruggs on “How to use your financial calculator”. Spend a day or 2 on learning how to use that & in calculating % yield.
Surf on the net & read everything about trust deeds, mortgages, mobile home notes, discount papers, etc…
Some recommendations on Finding Deals:
Go to your county recorder’s office and search for mortgagee or trustee(depends on the state you are in. In most cases, they are the people who take a note back because the buyer weren’t able to pay that all in cash. It is public information. Unless you want to get a copy, it’s free
Call the noteholder & say:
“Mr/Ms. noteholder, don’t you know that a lot of time you can convert that paper into a lump sum of cash instead of monthly payments?”
Buy it, Sell it, Invest more on your knowledge & Build up your capital, then start Marketing yourself.
