If you had to find the comps on a property at 3am in the morning, how would you go about doing it? I’m not having much luck asking real estate agents. Thanks in advance for the assistance.

Don’t know where you are in FL, but if it’s in the southeast, then you are pretty much limited to RealEstateInfoWorld or ISC of Miami. Both will set you back around $150/mo, but they are indispensable if you are doing serious investing.

(Too bad Tim Fierro’s not still around, that would have made it into Out of Context for sure).

But I am assuming that’s not an option. In which case, try Yahoo real estate, or domania.com, or homegain.com - there are dozens of online comp sites. Since I am an agent, and have MLS access, I don’t use any of them - I have the real thing. So I’m not qualified to say which is best. But they’re out there.
