try FNBAonline.com they are a bank that does 90% down on non owner occupied property (investment) if it is full documentation (you can prove what you make with tax returns, etc.) or 85% on a stated income (you sign a statement under penalty of perjury claiming to make a certain amount, but you dont prove it.)
There are alot of other programs out there for high LTV loans to investors.
many people will also advise you to do it as owner occupied and then refinance as an investor…
I’ve got what I think is a decent deal brewing here. Long story short, I need to get 20% down of 200,000 to get a loan on a 4 family I’m looking at, I will then get a 20% second back from the seller. I have 28K to work with right now. Anyways that banks do not take aversion to in order to get the extra 12K?
Does anyone know of any lenders who will take 10% down on a non owner occupied 4 family? Doesn’t hurt to ask
Joel, The rule of thumb: “Buy low and sell high” I never buy a property for the asking price, it’s not practical for doing it, in my opinion. When you can use “creative thinking” in buying property for nothing down. Email me for more details.
