Unless your in a redemption state like mine. Our redemption period is 6 months. Banks will almost always be willing to short sale in the redemption period.

Has anyone had any success with a short sell with Fannie Mae? I just ran across a 3 bdrm house that was foreclosed on and it hasn’t hit the market yet.

If the property has already been foreclosed on, it’s not a short sale anymore.
