Had a bad roomate/tenant situation and it was cheap to pay her 1st and sec. deposit that try to evict her.

I need to get a tenant out, who is rumored to have drugs and hits on his wife. The drugs have not been confirmed. He filled the application out and I let him move in, but he never stopped by to sign the lease. I let him pay every two weeks. Also now he is 2 days late on rent.

Hi, our lawyer (believe it or not) recommends against leases; he says it complicates the waters if you have to evict.

For your information, we have month-to-month leases, so we can evict if we have to within a month.

If I were you, I would start eviction right away. Don’t wait. And yes, in CT, you can accept rent money while he is waiting to be evicted. Simply because he is being evicted does not give him the right to not pay rent.

Eviction is not fun, but it isn’t horrible either. Good luck to you! Gary

How do you “let him move in” without “signing the lease???” Did you leave the key under the mat? Where did you hear the “rumor”? I wouldn’t act on a rumor. Did you process the application, collect the first months rent and security deposit? You let him pay every 2 weeks, has he paid at all?

Regardless, I would stop by with a lease and a “pay or quit” notice. If he refuses to sign, start eviction proceedings–don’t wait, it takes a few weeks.

The rumor was from the police, but they have no solid proof. I did alot wrong, but I don’t want him to stay period. Is there anything I can do instead of giving him the option to pay.
