I am not an attorney. That being said, I don’t believe you can cancel/void his contract because you don’t feel “comfortable”. Once you sign the contract, you have to stand by it. If he had approached you and asked to be let out of it and have his deposit returned, then you could have agreed if you felt inclined. But you can’t unlilaterally decide that you aren’t going to keep to your signed word.

Person had number of complaints electrical outlets, rotten wood, gas ect… then he feel and thought he might have been hurt so I claimed the fall on my ins. I gave 30 day notice and explained that i no longer felt comfortable renting the house out afraid something more serious might happen. I returned all of the deposit and said if he needs more than 30 days let me know. 3 months later and I am being sued by him for breach of contract, mental distress, attorney fees. Have I done something wrong and what can I expect.

However, to evict a tenant requires the landlord to follow a very strict process, which does not sound like you did. The process cannot be done differently (might be different state to state) and still have it a legal eviction. You can give them 30 days, 60 days, 180 days…or whatever days, but if you didn’t follow the set process of eviction…it’s not really an eviction. and thus you unfortunately kicked them out illegally.
