Mike CA: I’m still a newbie, but as far as I know, you don’t need escrow. But it is a help to me. Keeps everyone in the deal in a more business-like manner, in my opinion.

I wouldn’t buy ANY property in CA (other than tax sale property) without title insurance, though. Even if you feel your research skills are great, if you are planning to re-sell your property, it’s the title companies research that counts. Their requirements, their rules.

But you can can close on your own deals and record your own documents in CA. Again, I wouldn’t though. I’ll be curious to hear about what other investors, especially in CA, are doing.

I am curious to know if it is necessary to use escrow company’s to handle property transaction’s? Do any of you circumvent the escrow company’s to cut costs? If so, how is this done and what types of things do I need to stay on top of to make my sure that my deals run smoothly?
