Ed does this sound Like a good deal. and if so could you give me some advice.
18 mobile homes 10-12 acers of land
a monthly income of 2000-2700
Older homes
non desireable area( but people are still staying there)
65000 (down from 75000)
seller will pay closing
w/ 10k down
need help in finding financing and down payment
credit is bad
trying to find a deal that will give me enought cash to pay off my bad debts

the rents seem low. you said that it is not in a desireable area. is this because the park is run down or because of conditions that do not pertain to the park. this is the kind of deal that i am looking for in my area but here people are proud of their investments and won’t seperate that easy. look for cheep inprovements that could make it a more desireable place to live, are there empty lots that could be filled quickly? is there room for expansion? are there codes against bringing in more older homes to the area?
