I don’t know the time frame you’re on to close. But as for me, who is in the business, I would take the 71/2 no closing cost and no points, because I know it’s real. That’s a good deal for a JUMBO.

I have been pre-approved for a Jumbo 30 yr fixed with 20% down to 650K. My FICO scores are 799, 809 and 819. My realtor referred me to this banker, who is offering a 7 1/2% rate with no closing costs. Just looking at eloan, I see a no closing cost loan at 7 1/4% and they do not even know my fico scores.

Can one find a better deal online? Should I just shop the loan with local brokers? Can I bargain a better rate given my FICO scores?
