I have a similar problem where the neighbor’s driveway and garage roof my infringe on my poperty. He has acknoledge this. What do I need to do?

we are trying to sell house and neighbor closed driveway because it is on his property. title insurance says there not liable and realtor will not list due to liability of walking thru property and someone getting hurt. need to sell this house! can we go after original builder llc for selling property with no driveway access?
