I will assume Florida is the same as the states I’m familiar with.

The Lessee is still responsible for the lease and if they move out they must still make the lease payments. However both the Lessee and the Lessor are responsible for mitigating damages and both parties must make an effort to find a new tenant and until that new tenant is found, or the lease expires per it’s terms, the old tenant must pay.

Your right, if there were no penalties, why would a landlord ever even bother with a lease?

If a person had a lease, and needed to move out early, and there was no early termination clause in the lease, would that make the person responsible for the remainder of the lease?

Or would that mean that the person could terminate at any time without penalty?

Or is it somewhere in between?
