Ray’s book has a solid discussion of due diligence issues, and the accompanying CD has checklists by property type.

And, yes, you definitely should hire professionals (CPA, engineers, lawyers, etc) to review aspects of your due diligence.

I was wondering if anyone can tell me what process they go through when they are doing their due diligence on investment properties, preferably large apartments (over 50 units or more)?

Also has anyone ever hired a 3rd party to provide due diligence services for you? Are there even such companies that do this?

Any help is greatly appreciated.

Commerial appraisers could also do this for you. They are always very detail oriented. They will do feasibility studies and market studies but those services will not come cheap!

I look at the census bureau data to see if their is population growth in that area. The bureau also has other demographic data as well.

No way should you hand over the due diligence to anyone beside yourself. However, I will say that a commercial lender will almost qualify as performing a third party due diligence. They won’t fund a loan that won’t make sense. Um, just out of curiosity why would you want to do that?

No I had not planned on turning complete control over to anyone to do any due diligence on a property. Although I would seek some help probably from my CPA just to catch the things that I might not notice. I was just wondering out of curiosity if anyone had ever use an outside source much like you would use a outside inspection company to provide you with a detail inspection of a property. I know I wouldn’t do that myself.
