In central and north NJ it’s customary to use an attorney. Although I do know some veterans who simply use a title company with simple purchase and sales.
I always mention it and let them know that if they don’t have an attorney I have one for them (of course this attorney is cooperative with me and not a ball buster). I also mention that I’ve never used her but my other sellers really appreciated her service. It’s 50/50 that they will go with my recommendation when they decide to use an attorney. Most of my sellers don’t.
