I live in michigan. I’m not interested in buy and hold just flipping(double closings) and Sub2. I am still held to 5 deals a year without a license?

“No. You do not need a real estate license to buy and sell real estate. There are a few states (MI, and I believe WI) that have 5 deal per year limitations on ALL real estate activities, but other than that, you don’t need to be a licensed agent to buy and sell on your own account.”

You need to look up the licensing law with your state administrative law dept, but I believe it only applies to SALES, not purchases.
