Are you on title or on the deed on this property…??
I would check with the legal attorneys on the site but my understanding if you are the legal and equitable owner and there is no contract and your supposed friend defrauded you should be able to have them evicted. Make sure the tenant illegally in this property can not make an equitable claim on this property or you will be in a real litigation.
A well advised visit to a good R/E attorney is in order here. Make sure this illegal tenant has not bills in their name or such otherwise a judge may rule that this person has a equitable claim on the property.

To All,

I have a property that I promised to help out a friend with. She was going into foreclosure and was able to do a short sale. The agreement was to purchase the property and she would cover all expenses… PITI, etc. I ran her finances and credit and besides the house she has good credit and makes more than enough money to cover a few times over.

I entrusted a collegue to get the Leased and agreement signed. It came time to close and my collegue told me she had everything. So I closed and now I am requesting those docs because my friend has not paid a lick. All I want is to get her out now. I cannot afford this property.

So how do you get a tenant out that has no written contract with you. And how do you do it quickly.
