Unless the deceased can rise from the grave and sign the deed, it ain’t
happening. The deceaseds’ shares belong to their respective estates,
which must go through probate and have personal representatives
appointed to sign the deeds on behalf of the estates.

I have been contacted by a property owner in California who wants to sell some vacant land that he is in TENANCY IN COMMON with several deceased relatives.

Question: What is the procedure for him getting a clear title to the property so he can sell it to me?

This is the way the county has the property listed:

Current Owner 63% TENANCY IN COMMON
Deceased Owner 4% UNKNOWN
Deceased Owner 4% UNKNOWN
Deceased Owner 29% UNKNOWN

Can anyone tell me the procedure to getting this done?

Approximate cost?
