However.

not communicating an offer to the owner is a problem. but the offer needs to be an official one (as opposed to a verbal one).

How do you know the agent made a higher offer than your first?

When i make a lowball offer on a peice of property…and the owner tells his agent yes…can the agent then just offer 500 bucks more or something to steal the deal because he didnt think the seller would take a lowball offer before? Is that legal for them to do that?

perfectly legal and ethical. the agent just enriched his client by $500. and remember, the agent represents the seller, not you.

I hope you are not a relator. It might be legal, certainly not ethical. He should be reported to the local Raltor Association with a written complaint. Another reason and poor attitude that any investor should see as proof why relators are not Investor friendly.

not a realtor. am a lawyer. I am unaware of any rule that says a realtor cannot buy a property from a client. on the limitdfacts presented, there is nothng wrong. but see elaborated facts below.

You could try contacting the owner directly. It would be more difficult if they do not live in the property, but they need to know if their agent is not representing them in passing on a bona fide offer. Make the offer in writing.
