I would appreciate hearing from those of you who have experienced success with CS, how many hours per week must I dedicate to learning?

I work about sixty hours per week and I have teenage children active in all sports and like to have their mom at the activities. Do you advise to wait until children are older so that I can dedicate my few hours of spare time each week. And, also, is Chicagoland a good area in which to begin such an effort?

I spent about 2 hours a day learning the material. But I spent a LOT more time learning the area. I went to EVERY open house in the area. I didn’t go to make offers, just to learn about the property, talk to the realtor a little and see what the seller was looking for, etc. I didn’t start making offers until I had finished the course material.

Don’t get discouraged if your first offers are rejected, even laughed at. Mine were. But when I figured out wnat the seller wanted, I was off and running.

Take a lead from Dr. Laura – get up at 5 AM before anyone else and study in peace and quiet. Your mind is at its sharpest then anyway. One hour uninterupted can make a big difference in knowledge retention.

I devoted 1 hr. a night for nearly 2 weeks to take the course the first time. Then I took selected parts over again. I’m not a quick study but with just that much time and effort into the course I had the confidence to do my first deal.

The nice thing about real estate investing is that you can set your own pace. If you just have a few hrs. a week, fine. You wont find a lot of deals in that time but you’re likely to find something. And once you smell victory you may be surprised at how much time you can devote to this addicting persuit…

MaryAnn,

I’m a newbie and a busy person myself. There is no time like the present to get started. Your kids will always have activities that they want you to be there and that may end up being an excuse never to get started. I would recommend taking your time, but do something such as continuing to educate yourself on rei and get to know on investors in your area to help you. To sum it all up is to continue to do something and not put rei to the side.
