When using a two story, who cuts the grass?

Would taking title in a two-Membered LLC using long-term renewable leases be less expensive? No appraisal or bank fees.

The paperwork for an uncomplicated LLC is available at the library, or at www.cal-equity.com for $100.00. Fees vary by state. $500.00 in Illinois; $10.00 in West Virginia.

I would use an experienced real estate attorney for the leases. Many items need to be addressed. When I lived in Pennsylvania, a half-a-house was routinely advertised and sold.

Anyone ever converted a small two story apartment building into townhouses? I’m curious to know what would be the first step legally? Will the legal fees, survey, appraisal, etc. be cost prohibitive?
