I’m not a lawyer so please don’t risk a lot of money on this. In each state that I’ve had occasion to buy/sell RE the laws have been pretty uniform on this.
Here is the gist of the law: A person who is NOT A LICENSED RE AGENT (OR BROKER), may not SUCCESSFULLY BRING SUIT for commissions related to the sale of real property.

The key difference is that I can pay you if I WANT TO for any LEGAL service you provide me. However, if I don’t want to pay, you aren’t going to have any luck in the court system.

I’m sure it may be different in some places, may be different now than when I lived in CA, or CO, but I’d almost bet money that it’s not.

Can a middle man that is not licensed receive a consultant fee for bringing a buyer to a seller?
