It’s called seller carry, same as seller financing. THey can either carry the whole payment, or you can get your commercial loan new 1st and have the seller carry the balance If the lender will allow.
I am looking at 2 properties (5 unit & 6 unit buildings). I am told conventional lenders do not loan over 4 units owner occupied. And Real Estate investor loans do not lend over 75% of purchase price. Would you explain to me how investors get in no money down on multi-units. Thank you and have a good Christmas.
