Why bother? Most real estate investors never write a “business plan.” Certainly, I never have. Why bother?

Read the book “Buy It, Fix It, Sell It, Profit” by Myers. Maybe that will help you.

I am working on writing a business plan about a home rehab business for financing purposes, and I am looking for information about the competition in my area. Although I found a couple of real estate investors in the Yellow Pages that buy houses and rehab them to sell it for a profit, how can I find statistical information about this business? Their track record? Profitability? Etc?

Your input will be greatly appreciated.

Write a business plan for yourself, not a bank. You do not need start-up bank financing to rehab houses.

If you learn from others on how to find rehab deals, you can flip a good deal “as is” to another investor for a quick $3000 to $9000 cash. That is plenty to get started as operating captial.

If you think you need a bank mortgage to buy and fix houses, you should investigate other ways including hard money loans and private investors.
