You need to clarify who is on the title versus who is on the loan. Is it possible that the co-signers helped with the loan but have no ownership?

Yes they can, but they can only offer the percentage of ownership they have, so in reality it is very unlikely they will get any takers except from people like me that will buy their share at a very deep, I mean a very deep discount.
