You cannot quit claim your responsibility to repay the Note. You can only quit claim your rights to the property, however, I would advise you not do this, as you would be giving up ownership and still be obligated on the Note. Your boyfriend can refinance the home in his name and that way you will no longer be obligated for repaying the loan.

My boyfriend and I purchased a home in October 2004 and then refinanced the house in September 2006. We have decided since to break up our relationship. I am the co-borrower on the mortgage and would like to quit claim and not have any responsibilities for the mortgage. What are my options? Please help me with this issue ASAP. Thank you.
