I have the Sheets course too. Yes, he is light on actual costs to buy no money down and really doesn’t get into the costs you will incur for single family vacancy, rehab costs, holding costs, closing costs. He gives alot of good ideas about general financing but doesn’t fill in the whole equation. It may be that you get a wrap or have the seller carry back the closing costs. I too wish he wouldn’t give so much hype on how it can be done with all his success stories but instead give some more actual FACTS on putting these No Money Down (OPM) deals. When I start doing the number crunching it doesn’t seem to come together to something that will work. What does he say when you look at the “COG” Chart he puts in his program.
