I ve worked for the BIG MAN for 26 years and the property around the church sells faster then others ,the one home left across the steet from the church has historic status sold in just a few weeks selling here is a long process ( BUYERS MARKET)SO DON’T LET IT STOP YOU FROM BUYING , CHURCH MEMBERS LIKE LIVING CLOSE TO THERE CHURCHES.
Hi. This might sound like a stupid question but please bear with me. But I am planning to purchase a property that has a big church right in front of it on the opposite side of the road.
Would the fact that the church is close to the property matter at all ?
Does it make the property more, or less desirable ?
Could the closeness to the church make this property more difficult to sell eventually ?
I was thinking that the noise (God forgive me), and the traffic, and the cars all around, could impact the desirability of the property ?
Does anyone have any opinion about this ? has anyone actually had this experience ? Thanking you in advance.
Personally I view churches as a good influence, provided they are still open and active. I suppose you could have parking issues on Sunday mornings or when events are going on at the church… But unless the church is truly a church and part of the community and not some bizarre cult gathering place… Nothing personal Unitarians or Scientologists… I would not consider it a negative influence.
In spite of what the ACLU and other leftest activists might want you to believe, churches by and large, are by and large great benefits to the communities they serve.

An established church can be a stabilizing factor for a neighborhood. I once owned a property within 2 blocks of an old church. Most of the houses within 4 blocks of the church were decent. Beyond that radius the property values dropped and the neighborhood wasn’t as well kept.

Two things come to mind quickly.
The parking. If the house is across the street and the church doesn’t have enough parking then the church people will park in around and block the street on Sunday’s, Wednesday nights and for Funerals (Depending on the type of church for the days)
The good part…in the south usually there isn’t a problem about renting or selling across from a church. Like the others said, people like to be close to their church or A church, they think it’s safer.
If all else fails to rent…the church might rent your property for extras they are always finding housing for (new staff, visiting pastors, people that need temporary housing). I have a friend that has a small 2-1 that the church rents on a yearly basis for just that sort of thing.

Obviously what if your buyer is not a church goer? He will not put up with the locomotion on Sunday. SUnday is supposed to be the most restful day but not around a church.

LOL, I find it very amusing that churches may have become NIMBYs (or NIMFY in this case)
Here’s an idea: Sell (rent to own) or rent the house to someone who goes to the church, then it shouldn’t be a problem.
A HUGE church was built right across the street from my old house a few years after I moved (thank goodness) personally I would have been put off by it. But many of my old neighbors love it, in fact, they paid to have it built there.
So it’s all a matter of who you put into the property.
