what do you guys think about the software programs that allow you to analize a deal by calculating the cash flow. are they worth the $50 or is a spreadsheet sufficient?

I use a program called realtools I bought off ebay for $46.00, it handles multiple mortgages and gives a nice summary that can be printed. You can also adjust the # of holding years and it recalculates the effective ROI and makes a new list of year to year data. The main reason I bought it though was it also included property management software so the analysis was a bonus.
Most of the spreadsheets you will find (for free) won’t be as comprehensive but they may be adequate for your needs. There is one out there that is pretty detailed and complex, I’ll see if I can locate a link to it.
