You would have to read your contract, it will or should be addressed there.
You would loose your earnest money.
If the seller has losses because of your backing out he could sue for damages. He could also sue for performance and have a judge enforce the contract. This is unlikely but a possibility

what would happen if i back out of a real estate contract and have $1000.00 down on the property? would i just forfiet the money down? or is there more to it?
