In California, I haven’t found anyone familiar with land trusts. How do I take the deed subject to and still protect myself? Do I need to set up an entity first? We use grant deeds, but there is no trust language in them. Also, has anyone done a table top close in CA? Does anyone teach on paper specific to buying and selling real estate in CA? Just starting out. Any info would be helpful. Thanks.

Vicky, it sounds to me as though you need to start with some basic RE education, and for that, you’ve got a terrific resource in a book on CA RE law, strategies & procedures, written sometime back by Broadbent & Rosenberg.

It will answer lots of your questions and I can’t recommend anything better.

Probably it’s for sale here, or if not, Amazon, etc.

Thank you very much for your help. You must be a CPA. I guess I do sound as though I am just starting, but truth is I have been studying for about 1 1/2 years, mostly Ron Legrand stuff although I have read alot of other books and did a couple of seminars. Also this type of study does not come easy for me but I am very motivated. I was almost ready to start and last month I realized that I didn’t know much about doing real estate in my own state, so here I am. I guess I am also very nervous, (we are a very litigious state) but I have since found a little more info and a very supportive newsgroup.
So here goes nothing! Thanks again for even responding! I will look for that book. God’s Blessing to your good future!

To tell the truth, I can hardly add 2+2 (isn’t that 5? ;~) ).

But thanks for the flowers anyway, as the lovely scent dispels some of the onion and garlic that’s tossed my way.

And do get that book as it’s very readable and really simplifies lots of RE lore into something understandable.
