I recently talked with a friend who tried to list her mother’s run down, cat smelly house. Realtors refused to list it.

She ended up selling it to a rehabber who worked at Home Depot where her brother works.

I want to send letters to realtors offering to pay them for those “refused” listing info for my database and mailing program.

The NH Realtor Commission just keeps telling me that I can’t pay a realtor without a listing contract. Or unless I’m a “licensee”.

my question posed to them:
"I need to know whether it is legal to offer a realtor in NH a referral
fee for a “dead lead” that they choose not to list. I expect that
sometimes agents have people bring them properties that they just aren’t
interested in or that will not sell for some reason.

I would like to write agents to inquire after their non-listed dead
leads and offer $500 for any referral that completes closing. Is this
legal for me to do and is there anything I should know about doing that?"

Any thoughts on this? Maybe this is a stupid question

why not just hire them as buyers agents for a $500 flat commission? since they wouldn’t get a dime out of it just letting it sit. just a thought,
