How much is property tax there? With other expenses like home insurances etc., are these more expensive or less expersive than SO CA? I also look at TX but their prop tax is 3%, cut down cashflow.

If by SO CA you mean southern california, everywhere in AZ (except the luxury homes) is MUCH less expensive than anywhere in SoCal. Also, it’s a much more landlord/borrower friendly state.
