ACE,
I would wonder why you want to fight that uphill battle but if you do feel you can turn it around you probably want to negotiate down the liens depending on the type of lien on the property. YOu will need an authorization from the person on the deed or title to speak regarding the property.
Once the liens are taken care I would have the seller vest his title to a designated trustee so no further liens can attach to the title on the property.
I believe if you help this seller negotitate the liens amounts down considerably they will work with you…

Every new house offering a lease option in my area (Denver) and by the way, THERE ARE HUNDREDS OF THEM, all have huge liens against them- sometimes more than appraisal. There has to be a way for a buyer like me to not get screwed down the line when I want to exercise the option. What should I do?? Thanks, ACE
