You should get the grandparent/seller to give you a contract and an option to purchase the property. This will make you a principal to the transaction, allowing you management rights.

Then have him to sign a mangement agreement with you
or your company, allowing you to manage the property.

Then file your eviction or have an attorney in your
town handle it for you.

If the grandparent/seller doesn’t want to get involved this method will keep them at an arms
length.

buy and evict. - Posted by hoang nguyen

I’m looking at making a offer on a house currently occupied by the owner’s granddaughter who refused to vacate. The owner did will this house to the granddaughter at one point in the past but that will has been changed and grandaughter name was removed from it.
I’m wondering if I will have a rough time moving the granddaughter out of the house after I buy it. Can anyone help me with how I should handle this transaction?
Thanks for your time.
