If you are going to take a sandwich position as the master tenant, use the Lease-Purchase Agreement (4002). I have never used his plain option form (4001), but I suppose you would just use it to tie up a property or could use it in conjunction with a lease. His Lease Option Workshop is a good course and might be a good idea if you are doing a bunch of L/Os.

Anybody:

I am using Bronchick’s lease option forms and closing
on yet another deal!!! The How to be a Real Estate Lawyer
course doesn’t say (or I can’t find it) which of these forms
to submit.

Do I send both the “Option to Purchase Real Estate”
(Document Number 4001) and the “Residential Lease/
Purchase Agreement” (Document 4002) together???

Or do I submit the one or the other??? Please help…
Seller is waiting for my paperwork… and Santa too!

By the way, the explanations and instructions for each form precede the hard copy in the appendix of the course book.

When you are the tenant/buyer, us the Residential Lease/Purchase agreement (form 4002).

When you are the landlord/seller, use form 2007 (Pro-Landlord Lease) with Form 4003 (Pro-Landlord “Tenant’s Purchase Option”)
