What “must” the broker/agent do?
Whatever is clearly stated in your listing agreement, such as advertising in MLS, showing, writing up P&S agreements, checking out quality of buyer, and anything else you want to hire done.
For the smallest commission, where you want to do the work yourself, check out the cut-rate RE companies, and you’ll probably find some that will charge you a flat rate of 2-3%, and provide you yard signs, that you can put up, then you can show and make your own deal.
Your yellow pp. probably will have some local agencies that specialize in this.
If you want some pro help writing it up you can pay the agency to do that for you too.
