My response assumes that Notice of Default or Notice of Foreclosure Sale has been issued publicly. I have found that establishing a personal relationship with the owner from first point of contact is critical. Their feeling a sense of trust in your having their best interest at heart can only be communicated by you. I don’t think bird dogging is the best approach. No doubt timing is important BUT your personal approach will likely distinguish you from the competition. Send the bird dogs after vacant properties/FSBOs/FRBOs. Just my viewpoint. Good Luck!
