it’s worth joining.

I don’t care how small your park is, you should join. My place is 42
spaces south of Y-Town (horrible, disgusting part of the world) and
being a member has helped me in so many ways. Here’s one:

Had to evict a slimeball and then get his home through abandonment.
Membership allows me to take advantage of their free legal services.
The courts and Sheriff are so stupid out here they didn’t know how to
do an abandonment. The attorney had to personally contact them and
teach them the process. I saved a fortune in legal fees.

Does this answer your question? It’s been a really bad couple of
weeks so perhaps is shows in the tone of my answer. Can you tell?

Things are horrible. The park itself is in good shape so few problems
with infrastructure to deal with other than leaking shut-off valves.
What I did not anticipate was how many people I would have to kick
out. Many of the people are garbage. If you had a pulse, the former
owner would let you in. He had a deal going with an unlicensed mover
to bring in homes with no title and then sell them to residents no-one
else would allow. The tenants ran the park. I kicked out the drug
dealer, the prostitutes (they set their home on fire the day I served),
assorted crazies and just general trailer park scum. The remaining
people are pretty good and cause me few problems as well as paying
their rent on time.

The problem is now to try and fill it back up and that is proving to be
difficult. Sold some homes I picked up in the park plus had one move
in but I need another 4-5 occupied before I can be on more stable
economic footing.

My goal is to get a few more people in here and then turn it over to
Birch Realty to manage.

I wish I had bought a smaller park instead of this one and in a little
better condition.

Sounds like you are doing all the right things, Rolf, except the idea about turning it over to Birch Realty.

I have no respect for anyone I’ve spoke to there. They are dishonest, and beyond that I’m not even sure they’re really good at brokering or managing.

Naturally, your mileage may vary.

i appreciate your honesty. i know when i checked out the park the cash flow was very tempting. i’m sure once you get rid of the scum you will be in great shape. birch charges 15% of gross receipts?
