Hello,
Can anyone provide me with information on the process of a mechanical lien? There is a threat from an arquitechture to put a lien on our property and we are settled to close on the 20th of May, would this affect it?

Liliana, you can find the Arizona Code on line and read for yourself what Arizona law says about mechanics liens. Every state has specific laws on the subject. Check this site:

Why is someone putting a lien on your property? Even if you sell the property you will be responsible for paying the lien as the title company will come after you to recoup their monies. You are supposed to be transferring the property to the buyers free and clear of all liens including mechanics liens. Or, do you intend to pay the bill from the closing proceeds?
