I have seen a big shift in the rental market within the last year.
A lot of investors are holding their properties until the market picks up.
Landlords can pick up great deals as well.
My question, I have great cash flowing properties for sale in the Dallas metroplex area (some need rehab. How can I attract landlords who are actively buying other than the traditional ways i.e. newspaper, craigslist, landlord association, etc…

Most so-called wholesalers bring us very lousy deals as if they didn’t know how to calculate cash flow or we didn’t know how to get comps.
We meet wholesalers mostly at REI clubs. We know other investors/LLs who are always looking to buy.

Instead of attracting them why don’t you just go right to them, don’t wait around for them to call you.

Call for rent ads and signs in the areas you are looking to sell.
I found a buyer by doing this who is about to buy his 3rd deal from me.
