If you can find a motivated enough seller, you can buy at a discount and keep your costs down. The last condo I bought was vacant for over a year. Talk about motivated.

I’m a CS student and have been analyzing properties for the past several months. Single family homes in my area (Chicago) are around $200K on average, so I’ve been focusing in on condos and townhomes. The only problem - association fees. I’m finding most assoc fees in my area run about $150 or higher. This eliminates any chance of a breakeven or positive cash flow for me. Any suggestions from other CS students that live in areas where single family homes aren’t an option? How do you ensure a positive or breakeven cash flow with a condo/townhouse?
