My wife and I have been paying the taxes on a parcel of land that belonged to a friend of the family that passed away in 2001. This family friend was dear to my wife and she wanted to make sure the 50+ acres that was owned was not lost due to non-payment of taxes. We have now been paying the taxes since 2000. The woman did not have a will and she has a brother and daughter who survive her.
We want to build on the land. Since we have been paying the taxes since 2000, is the property ours by default or does the daughter have to probate this property? Basically we want to know is there a simple to have the deed put in the name of my wife without a probate since we have been and will continue to pay the taxes?

Just want to make sure I’m clear on this:
You’re willing to pay your friend’s taxes for several years but unwilling to pay an Ark. lawyer a few bucks to research this and tell you what your real legal rights are?
FYI, in most states whose law I’m familiar with, an outsider would have to pay the taxes for MANY years before able to really establish good claim to ownership.
Three or four years wouldn’t begin to cut it.
Before you throw any more money at this property, you’d better prepare to deal with the siblings and their rights.
