APOD - Annual Property Operating Data - APOD
This is as detailed as you want to get, the more detailed the less questions anyone looking at it will have. It’s basically an income and expense statement that breaks down all income and expenses on a monthly basis then carries it out to a yearly figure.
Most commercial real estate brokers should have a standard blank form you could ask for a copy of -or- the local or state RE Association usually sells blank forms as well. Any good commercial RE book would also have examples. Have fun !

Once upon a time, I remember someone talking about presenting one’s portfolio complete with APODs. I remember enough to recall that it was either a cash flow or some other sort of profitability statement.
But … I don’t have such a critter around, don’t know how to put one together 'cause I don’t know what’s on it.
