I just recently ordered Carleton Sheets’ course. I felt it must be extremely hard to apply Carleton’s buying-for-renting techniques here in Bay Area since the discrepancy between rents and housing prices is probably bigger than anywhere else. Would you agree that flipping property is the only way to go? If so, what do you think about Ron LeGrand’s book? I really appreciate your kind response.

I suggest three ways to go if you are in Coastal CA:

  1. buy for appreciation, not positive cash flow.

  2. buy for rentals, but not in Coastal CA–go somewhere east of here.

  3. as you mention, quick-turn-over of Coastal CA properties for a profit. I call this real estate merchandising, as it is not real estate investing, by the IRS definition of that word.
