I have found a triplex consisting of a main house and a seperate duplex. The duplex started as a rehab for the guy but basically had to be re-built once the county got involved. Older property, good shape, good rental area.
Here are the numbers.
Asking 185,000 Owner will carry at least 20%. He currently grosses 2300 a month in rents. He says he can get another 150 or 200. He collects 1st and last Month. The numbers for maintenance, management and Vacancy are just 6% of gross each. I will manage it myself, Maintenance I can do as well. Did I figure in enough for these.
