Hey Everyone,

I found a lady who will give me three trailers for 18 k.
One is in aright condition, the other two need substantial work, Im guessing around 10k in total. One will need new appliances and an a.c. unit, so my numbers might be a little off. All of them are single wide and the p.m. told me that the trailers usually sell for around 20 k.
Im not sure if this is a good deal or not and i need any input anyone has to offer. Would anybody really pay 20k for a rehabed trailer or am i dreaming?

Anyone offering decent advice will need a bit more info. What year are the homes? Have you done your homework and checked into what homes are going for in your area (don’t rely on what other people tell you)?

With that much work to be done, though, I can’t imagine this being a good job. You yourself said you’d be into these homes for about $30k. If you think you can sell each for around $30k (don’t count on it) then you’ve got something worth your time. Otherwise, find ways to lower your costs. Offer her $10k. Is she willing to finance any of that amount? She may laugh, but who the hell cares?

I have no idea what year the trailers are, Ill check up on that in the morning. There is no way id get 30k. for these, 20k each, tops. I gues Ill just lower my offer. Thanks!

Quick update, one of the trailers is a 73 the other two are 89. hope that clears things up a little.

I wouldn’t offer more than $2k for the 73. Even that is probably being too generous. The others, depending on your area and their condition, no more than $3-5k.

Remember: you buy wholesale and sell retail.
