If it won’t take to much time and money, I would do it. I recently purchased a 3b/2b with an extra room that should have been a bedroom (just needed a closet). aprox $50 and 3-4hrs later I had a 4b/2b. I figure it increased the value of the home and the amount of rent I could ask. I know it increased the number of people interested in renting. I’m not an expert, but it worked for me.

The house was a 4 b/r and now is a 3 b/r. It would not take that much to put the 4th b/r back up. I am wondering, is it worth it to put the 4th bedroom back in? Should I just keep it a 3/2 and move on? the house is 1800 sf, pool, very nice neighborhood ect…

In need of some suggestions.

if most of the houses are 3 br, stick with that. if people expect 4 brs there, go for 4. also what is the price range, there are $18,000 4 bedroom houses and $300,000 4 br houses, what are we talking about? and what would it cost to reconvert?

I saw a 3 bedroom house that the owner converted to 2 bedrooms. imho that was a bad idea and I reconverted it back to 3 bedrooms. Another time the thrid bedroom was converted to a bath, I changed the attic into the 3rd bed, for better marketability. some neighborhoods and some price ranges demand the 4 bedrooms, particularily the higher you get. we have a hard tiome selling 3 bedroom houses that are over $200,000. in that price range people expect 4 bedrooms.

I am with Jay. Leave it as is if you are selling. Some people who want to buy will like the larger room(s) instead of the extra bedroom. Others will think to themselves that all they need a little remodel here and they found a perfect 4th bedroom for the price of a 3 bedroom home.

That’s an off the cuff response. You should however look into the pricing for homes for 3 and 4 bedrooms in your area, and possibly look at price per square foot. Based on these, you should be able to tell if converting a 4th bedroom makes it extremely worth it.

Market the home both ways and if your buyer needs that extra room convert it for him.
