I would like some advice if I am missing something here. I have a signed contract for the following. Here are the numbers
17 Units with a possible gross income of 5500.
Currently 13 units are rented with a gross income of 4200.(i have seen signed leases)
800 Repair
125 Taxes
175 Insurance
700 Debt service
300 Management
4200- 2100 = 2100 / mo positive cash flow.
I realize that I did not take out for vacancy but I think the 4 units can be rented somewhat quickly as our market vacancy rate is about 7%. Is there anything else?
